Example: Pricing is computed based on the
annualized rent from a property. For example, if a home rents for $820 per
month the Management Fee payable is 6%, the management fee will be calculated
as follows:
$1,000 per month x 12 months =$12,000 x .08(8%) = $960.00 / 12 = $80.00
(per month)

If you are currently under contract with a management company you will need
to terminate their services according to your agreement with them. At your
request we will mail you a complete start up package. Once all the necessary
forms are completed and returned to us then we will take it from there. You
may request a start up package by email at
m2r@bellsouth.net.
If your property is currently being rented by you or a management company
and you would like to become clients of Millennium 2000 Realty there is a non
refundable $150.00 take over fee.
Explanation of
Services
Tenant Screening
We prescreen tenants by verifying credit reports, rental
history, reference checks and employment verification.
Evaluating Property Value
Advise and determine the best possible market rent for your property based
on the location features, and conditions of your home.
Lease Preparation
Our leases incorporate the terms, rules and regulations for rental
property. Our typical lease is a one year term that may automatically renewed
for the following year.
Management Fees
Procurement fee is equal to the 1st months rent. This fee includes basic
advertising, showing of the property, move-in forms, photos, lease
preparation, tenant screening and cost of credit verification. Monthly
management fees is 8% of the monthly rent or minimum $80.00.
Rent Collection
Collect rent and forward the payment to owner. The cost is $50 per month
deducted from monthly rent. Our company acts as a call center for tenants.
This service deal directly with the tenant so the owner doesn't have to. We
take all calls from tenant thus acting as a middle man between the tenant and
the owner.
Escrow, Maintenance & Repairs
A repair escrow of $300.00 is required for minor repairs. We
encourage all of our clients to purchase a home warranty in the event of any
repairs. Our in-house rental coordinator is available to handle all repair and
maintenance concerns. Our service providers do quality work at reasonable
prices and quick turn around.
Inspections
Perform inspections of rental property quarterly and supplying
landlord with digital or video pictures and notes. Perform photo inspections
with tenant upon move in, noting damage and repair. Provide photo move-out
walk through reports with corresponding move-in photos.
Receiving Rent & Late Fees
Rent Checks are processed and accompanied with a computerized statement
within 72 hours of receiving the tenants rent. Late fees apply for rent
received after the 5th day of each month and warrants are filed if rent
is not received by the fifteenth(15th) of the month. Other options may be
available.
Financial Reports
Provide monthly itemized statements showing rent received, income,
expenditures. A detail annual statement for tax purposes.
Basic Advertising
Posting a rental sign in yard of home along with flyers and directional
signs where permitted. Listing the home in the multiple listing service and
the county newspaper( for two weeks). Advertising other than what is listed
here is an added cost to the owner.
Basic
Tax Advantages for Owners of Rental Properties
A property owner may claim up to $25,000 loss or rental property during a
given year. Please check with your accountant for any newly updated tax laws for
rental property.
